Luxury Housing Sales Surge in Hyderabad

Hyderabad, the capital of Telangana, has witnessed a significant rise in the demand for residential properties, as reported by leading real estate consultancy Knight Frank.

Over the past two years, the city's real estate market has seen considerable growth, with residential sales increasing by 7% in 2024 compared to 2023. In 2023, 71,912 housing units were sold, which grew to 76,613 units in 2024. The total value of these sales also surged by 23%, from ₹38,395 crore in 2023 to ₹47,173 crore in 2024.

Residential properties continue to dominate the housing market, accounting for 90% of total sales. The Hyderabad housing market encompasses key districts such as Hyderabad, Medchal–Malkajgiri, Ranga Reddy, and Sangareddy. Knight Frank India Chairman Shishir Baijal highlighted Hyderabad's steady market growth and the sustained demand for residential properties.

Significant shifts in buyer preferences were also observed. Housing units priced below ₹50 lakh made up 68% of total sales in 2023, compared to 60% previously. Meanwhile, registrations of properties priced above ₹50 lakh grew by 40% in 2024, reflecting a sharp rise from the 32% growth seen in 2023.

In response to this growing demand, real estate developers are gearing up to launch new ventures and projects tailored to evolving market needs.
