Andhra lags behind in RERA-registered housing units

While India's Real Estate Regulatory Authority (RERA) has seen substantial growth in registered projects, Andhra Pradesh lags significantly in RERA-registered housing units. The State contributes four percent of total projects among the top 10 States but accounts for only 1 percent of registered housing units, highlighting a stark contrast in scale.
According to the latest report by PropEquity, a leading data analytics firm, India has recorded 1.19 lakh registered projects and 97.14 lakh units across 10 major States from 2017 to 2024.
Maharashtra leads the list with 48,047 registered projects, contributing 40 percent of total registrations, followed by Tamil Nadu with 19,987 projects (17 percent), Gujarat with 16,265 projects (14 percent), and Telangana with 9,245 projects (8 percent). Other states in the top 10 include Madhya Pradesh, Karnataka, Uttar Pradesh, West Bengal, Rajasthan, and Andhra Pradesh.
Despite having 5,098 registered projects, Andhra Pradesh lags in the number of housing units compared to other States. The State has a total of 127,008 housing units, giving it a 4 percent share in total projects but only a one percent share in registered units.
The State also records the lowest average number of units per project, with just 25 units per project. In contrast, Uttar Pradesh averages 184 units per project, while Rajasthan has 156 units per project. States like Maharashtra, Tamil Nadu, and Gujarat dominate both in terms of project numbers and unit counts. Even States with similar project counts to Andhra Pradesh, such as Madhya Pradesh with 5,387 projects, have significantly higher housing unit numbers, standing at 3,63,542 units.
This suggests that real estate developments in Andhra Pradesh are relatively small in scale compared to its counterparts. A notable trend in the report highlights the rise in large-scale developments across the country. The average number of units per project in the top 10 states stands at 81, signaling a growing preference for expansive real estate ventures. Among cities, Pune leads in RERA-registered projects with 12,346 registrations, followed by Thane (8,858 projects) and Hyderabad (7,180 projects).
Other major cities with significant project numbers include Mumbai (6,923), Chennai (6,426), Navi Mumbai (5,468), Ahmedabad (5,367), Nashik (3,759), Vadodara (2,903), and Kolkata (2,680). RERA-registered projects witnessed a 145 percent increase from 2020 to 2022. However, registrations declined by 21 percent between 2022 and 2024. The year 2020 saw the lowest number of registrations due to the COVID-19 pandemic. While Andhra Pradesh has made progress in RERA project registrations, its low number of housing units per project suggests a fragmented real estate sector.
